ANN ARBOR, MI — A five-story hotel proposed on the west edge of downtown Ann Arbor is up for approval.

The city’s Planning Commission plans to hold a virtual public hearing on the development at 7 p.m. June 1 before considering whether to recommend City Council approval.

Three properties are proposed to be combined to create a 0.35-acre development site at 300 W. Huron St.

According to documents filed with the city last year, Iowa-based developer Hawkeye Hotels entered into sales contracts with the property owners at First and Huron.

A recently submitted site plan shows plans for a 95-room Fairfield Inn and Suites by Marriott with access along First Street. The ground level would include a lobby, registration kiosk, fitness room, breakfast and laundry areas, prep kitchen, administrative room, offices and three hotel rooms.

“The proposed hotel will provide additional accommodations for guests that want to stay in downtown Ann Arbor,” the proposal states, adding guests are likely to patronize nearby commercial and entertainment businesses, including bars, restaurants, theaters and University of Michigan-related facilities.

For additional density on the D2-zoned site, the building is proposed to be constructed to LEED Gold standards.

There would be four parking spaces onsite and another seven offsite.

The estimated construction cost for the development is $15 million.

It’s expected to be built in one phase starting by this October, with completion by October 2022, the plans state.

The proposed site is next to the Delonis Center homeless shelter, about a block from the Residence Inn by Marriott.

Tenants of three smaller buildings to be demolished include the RelaxStation massage business, Ellmann and Ellmann P.C. law offices and the Center for Eating Disorders.
