PEORIA HEIGHTS (WEEK) -- Unanimous approval of the site plan and four variances from the Peoria Heights Zoning Board of Approval and a "generally" warm reception from the Village Board gives Kim Blickenstaff's Atrium Hotel a leap forward.

In a release from Blickenstaff's KDB Group, the zoning board gave approval to a 55 foot, two-inch tall, building, a reduction to 50 percent glass in the building's front facade, a 14-foot sidewalk, as well as an air right-of-way encroachment of 2.5 feet and support behind the building's overall site plan -- though the support is contingent on the developers working with the fire department on the placement of fire hydrants and safety vehicle ingress and egress to the property.

The hotel will also have 31 parking spaces in the back of the building and overflow parking at the Pabst property that KDB Group also owns.

A church standing behind that property has been purchased and will be raze to make way for those parking there.

According to the release, zoning board members generally praised the development, specifically citing the extensive landscaping and the hotel’s green roof. They also expressed appreciation for the developer’s willingness to work with neighbors and village officials on a project they expect to be very beneficial to the Heights, in the long run.

The Zoning Board’s approval or disapproval amounts to a recommendation, with the elected Village Board under no obligation to go along either way.

“It’s a beautiful, boutique-style hotel,” said Trustee Elizabeth Khazzam. “It reflects the architecture of our village, the historic architecture.”

“We’re excited,” said Mayor Michael Phelan, who also cited the plentiful construction jobs it will provide.

KDB Group CEO Greg Birkland indicated that it was important to Blickenstaff to respect the vision of Doyle, the original architect, and to construct a facility that fits the Heights, both in size and in aesthetics.

“It’s very unique,” he said. “It’s not going to be your standard Super 8 or even a Marriott. It’s specific to Peoria Heights, for sure.”
