BEREA, Ohio – A proposed development project anchored by a new extended-stay hotel in Berea’s north end has stalled due to the pandemic, Mayor Cyril KIeem told City Council at its Dec. 21 meeting.
Council President Jeff Dettmer requested an update because council agreed in May to extend for a year the deadline the developer was given to begin construction of the $6 million to $8 million hotel. Dettmer also asked about related adjacent business development parcels.
“Basically, everything is in limbo because of COVID-19,” Kleem said. “The hotel industry has almost collapsed, and the whole travel industry has really been hamstrung by all this. I really believe the hotel project is dead for now. Fortunately, we didn’t break ground, so we’re weighing other options.”
The goal of the entire 11-acre site, formerly known for its auto dealerships, is to create a mixed-use retail, commercial, and single-family home district, city officials said in May 2018. A memorandum of understanding between the city and Dmark Development LLC indicated the hotel (which Kleem has not named publicly) would be part of a collaborative effort “to create a signature project that serves as a gateway to the city.”
Kleem emphasized he and Economic Development Director Matt Madzy, who also chairs the city’s Planning Commission, have not given up hope of realizing the site’s full potential. They will provide council a detailed presentation by February.
“Matt and I are still trying to work out some details … and come up with some alternative plans,” Kleem said, further explaining the city does not envision high-density residential development in that area, such as apartments or townhomes, because “it probably would have a negative impact on that neighborhood.”
“I think the hotel was seen as the anchor … and we didn’t want to use the other parcels first,” Kleem added. “We wanted to see what would logically develop around it, just in case a more beneficial development would come in based on that hotel.”
